The Colony packs a lot of variety into a small city. Austin Ranch is a 1,900-acre master-planned community on the southeast side — townhomes and lofts next to single-family streets.

The Tribute is a 1,600-acre lakeside golf resort with two 18-hole courses. Stewart Peninsula sits right on Lake Lewisville with its own golf course.

Northpointe and Ridgepointe hold the city's 1980s and 1990s single-family core. Newer lakefront homes rise at Waterford Point.

That mix changes how you plan a remodel. The 80s and 90s tracts need full updates — kitchens, baths, windows, and plans opened up. Lakefront homes need easement checks first.

The Colony Permits & HOA Approvals

The city's Building Inspections Department handles plan review, permits, and inspections from its office at 6053 Main Street. Submittals are fully digital — the application and PDF documents go in by email.

A $50 application fee is collected before review starts. Plan review takes 10 to 15 business days. Inspections are scheduled through the city's ETrakIT portal. Permits must be issued before the work begins.

Most of The Colony's master-planned and lakefront neighborhoods have HOAs with architectural review. Exterior changes and additions usually need HOA approval first. The HOA review is separate from the city permit. Either one can change the plan.

Lakefront homes face one more check: a flowage easement applies to land at or below the 537-foot contour around Lewisville Lake.

Written permission from the Army Corps of Engineers is required for work inside that easement. We verify easement boundaries for lakefront addresses before anything is finalized.
